If you live within a Conservation Area, you will be subject to additional planning controls. For instance, if you wish to substantially demolish a non-listed building in a Conservation Area then you would require a separate form of consent, known as Conservation Area Consent.
In certain Conservation Areas the Council has served Article 4 Directions, which remove the normal permitted development rights for alterations to dwelling houses such as the removal of walls, replacement of roof tiles and windows. If you intend to carry out any demolition works, other development, or if you wish to carry out works to trees in a Conservation Area you are advised to contact the Planning Section. We will clarify whether an application for Conservation Area Consent or planning permission will be required, or in the case of trees whether such works will be acceptable.

Conservation area character appraisals and management strategies
The Planning Policy team is undertaking a review of a number of the District's seven conservation areas with the aim of producing character appraisals and management strategies. These will replace the existing Conservation Area statements, which were prepared some years ago. The preparation of these statements is in accordance with government advice in Planning Policy Guidance 15 Note (PPG15) 'Planning and the Historic Environment', taking into account guidance produced by English Heritage.
The character appraisals will provide an assessment of the character of the conservation area and identify the features which make it special and those which detract from it. The issues identified form the basis for developing management strategies and recommendations for preserving and enhancing the area.

Shoreham-by-Sea - conservation area character appraisal and management strategy
The Shoreham-by-Sea Character Appraisal and Management Strategy has been completed and copies are now available. The final document, incorporating amendments made following a period of public consultation at the end of 2007, was approved by the Council at a meeting on 18th March 2008. The appraisal and management strategy is the first to be completed as part of the Planning Policy team's review of conservation areas.

Southlands - conservation area character appraisal and management strategy
The Southlands Conservation Area Character Appraisal and Management Strategy, with amendments made following public consultation, was approved by the Council at a meeting on 24th July 2008. The Southlands Conservation Area contains the remaining buildings of a former Victorian workhouse.

Southwick - conservation area character appraisal and management strategy
The Southwick Conservation Area Character Appraisal and Management Strategy, with amendments made following two periods of public consultation, was approved by the Council at a meeting on 21st July 2009. As part of this review, two additional areas were added to the Conservation Area including the eastern end of Roman Crescent and Albert Road (see map above).
