Help with private renting

In most cases if you rent privately we use Local Housing Allowance (LHA) rates to help work out how much Housing Benefit you are entitled to receive each week.

LHA rates are set by the government and are considered alongside your income, savings and circumstances.

Housing Benefit is usually paid directly to you. The amount you receive is based on:

  • where you live
  • how many bedrooms you are assessed as needing
  • rent rates being paid by other private tenants in the area. This is known as a Broad Rental Market Area (BRMA)
