New homes for our residents: Albion Street, Southwick
About the site
We're building 49 new council homes in Albion Street, Southwick, for Adur residents on the council's housing waiting list.
A total of 25 one-bedroom and 24 two-bedroom flats are being created on what was brownfield land facing Shoreham Harbour.
We secured a £2.4 million grant from the government via Homes England - the national agency that funds affordable housing - to help us pay for the project. In addition, funding was sourced from private developers' contributions and right-to-buy receipts.
Work started on the site in March 2021 but was delayed by the impact of the Covid pandemic, bad weather and technical issues with the site. The original contractor, Westridge Construction, went into administration in September 2023 as the end of the project was approaching.
Since then we've appointed Sussex-based Cheesmur Building Contractors to pick up where Westridge left off and finish the new homes.
The homes will have green roofs and be fitted with a communal heating system that will be more efficient and sustainable than using individual gas boilers.

Update November 2024:
Our contractors are progressing well towards the completion of the individual flats and communal areas.
These photos show the installation of the rear balconies has been completed as well as many of the new homes.
While work is continuing inside some of the homes, our contractors are also moving ahead with the car park for the new tenants and also the planting and landscaping to make the area more welcoming and attractive.

Update October 2025:
Unforeseen issues caused by the collapse of the original contractor, Westridge Construction, have added additional costs and delay to the project. An added complexity has been the challenge of complying with the government's new Building Safety Act without the support of the original contractor.
The law says we must develop an electronic database detailing the safety features of the building, including its design and ongoing maintenance. The collapse of Westridge has meant that the level of detail required is not easily accessible but we are working hard to pull that information together.
We understand how challenging the delays have been for residents waiting to move into the new homes. We're working hard to ensure that the first tenants are able to move into their properties early in the new year.
