Derelict site of former school to become community and wildlife haven

The derelict site of a former primary school in Southwick will be turned into a green community of homes powered by renewable energy.

Eastbrook Primary School in Manor Hall Road was closed in 2013 and was demolished after it was set on fire four years later.

Now the barren site will be transformed after Adur District Council's planning committee approved the scheme.

The 22 properties will be heated via air source heat pumps, with no gas supply. They will be designed for low water use and each will come with its own electric vehicle charging point.

The two, three and four-bedroom homes, of which seven will be affordable housing, will surround a village green while a corner of the site, including mature trees and a pond, will be left as a dedicated ecology area to aid biodiversity, with no public access.

Each property will also have dedicated external storage for bicycles and bins.

The developers will also contribute more than £257,000 in infrastructure funding that will be spent on additional facilities at Eastbrook Primary Academy, Shoreham Academy and Southwick Library as well as cycle and public transport improvements on the A259 linking Southwick to Shoreham and Hove.

Cllr Carol Albury, the chairman of the planning committee, praised the developer for the quality of the scheme. She said:

“It's very unusual to have a development like this which ticks all the boxes. It's quite unique.”

At the same meeting the committee rejected an application to build 21 townhouses and a block of 24 flats on the former Howard Kent site in Brighton Road, Shoreham.

Councillors criticised the lack of affordable housing in the scheme and its impact on local heritage, saying the public benefits wouldn't outweigh the harm caused by the development.
